- Ponding Water – Flat roofs are not perfectly flat—they have a gentle slope to facilitate drainage. However, they may experience subtle warping or sagging as they age, compromising their drainage capacity. When water starts to pool in areas that previously shed rainwater, it indicates deformation is preventing proper slope and runoff. Standing water adds heavy weight loads and accelerates deterioration through constant moisture exposure, so it might be best to consider a replacement.
- Disintegrating Panels – Flat roof systems depend on durable, watertight seams between roofing panels to prevent leaks.
